Any insights/thoughts on this topic?

County Design Manual shows 50′ setback.  For a 0.33 acre site, I’m considering proposing 50% reduction (to 25′) from the headwater of a swale immediately adjacent to (but off) the lot. ; in other words, there’s no runoff into subject seasonal swale from any higher than subject property.

County Environmental Management official responded with what we alrady knew: ‘there’s nothing in the Design Manual about that’.

I’m thinking a formal Plan for irrigation of landscape with greywater should be included in documents submitted with Application for Building Permit.

Any suggestions?

Hi David,

What you are proposing sounds reasonable to me. When there is water in the seasonal creek you would shut off your system.

Also, once you do your site plan with irrigation planned out, it’s possible you’ll discover you won’t need to irrigate within 50 feet of the seasonal creek. I’d do those calculations and planning now, so you can see how much coverage you’ll have of the site.

Thanks for your input, Laura.  Assuming w can’t escape landscape irrigation/leach line greywater discharge within 50′ of swale (flows for no more than a matter of hours following all but the most intense rain events, and then for a day or 2 at most), do you have any experience  to which you can link me for any California jurisdictions that, since May 2018 regulatory change, have formally approved reducing setback as proposed?

Hi David, I don’t have anything to share that is on-line or formalized. It may be a case-by-case situation. I would present your proposal and see what happens. If they reject it then talk to them and try to come up with a solution.
